Site The site represents the residential curtilage of 21 Victoria Avenue, Onchan, which is part of a row of two storey terraced properties which are located on the western side of Victoria Avenue.

Land Use Zoning / Planning Policy The property has been zoned under The Onchan Local Plan Order 2000 as being within an area of "predominately residential"; the site is neither within a Conservation Area nor within an area of High Landscape Value or Costal Value and Scenic Significance.

Planning History There are no previous planning applications which are considered relevant in the assessment and determination of this application.

Proposal The application seeks approval for the installation of replacement windows Representations Onchan Commissioners:- Approve; The new windows are to be of a style to match sliding sash.

Highways Division:- Do not oppose

The Authority has received no privately written representations objecting to the application.

Assessment / recommendation

The application site is not within a Conservation Area, the applicant is proposing uPVC top opening casement windows to the rear elevation, whilst replacing the front with uPVC sliding sash or casement windows to the front elevation. Overall, as the site is not within Conservation Area, either proposal would be acceptable. Accordingly, it is recommended that the application be approved.
