The Site
The application site represents the curtilage of the detached property Crag Lea, Belle Vue, Peel. The site includes a detached building that was formerly a garage but was extended and converted to a dwelling in accordance with approved PA 04/01028/B. The converted building is located to the south of the main dwelling house being situated on the southern boundary of the site.
Planning Status
The application site is located within an area identified as being Predominantly Residential Use by the Peel Local Plan (Planning Circular 6/89). The site is not within the Peel Conservation Area.
Planning History
The following previous planning applications are considered relevant in the assessment and determination of this application:
PA 04/01028/B sought approval for the extension and conversion of the existing single storey double garage to a tow storey dwelling. This was approved 3rd August 2004.
Representations
Peel Town Commissioners recommend that this application be approved. The Department of Transport Highways Division does not oppose this application. The Isle of Man Fire and Rescue Service has commented on this application in relation to Building Control issues.
We have received no privately written representations in relation to this planning application.
The Proposal
This application seeks approval for the erection of an attached garage and a chimney to the existing building. The garage would be flat roofed and the chimney would be constructed to the north west side elevation.
Assessment
The proposed development is considered to be minor and would result in no adverse impacts upon the main dwelling "Crag Lea" or the surrounding area in general. It is considered that the application is acceptable and accordingly it is recommended that this application be approved.

It is recommended that the application be approved.

C 3. The external finishes of the approved garage and chimney must match the existing building in all respects.
