Policy restricts retailing on industrial land unless items could not reasonably be sold from town centre due to size/nature, and sales do not detract from town centre vitality. Officer assessed auction house qualifies under exception (a) as it requires large space (7000 sq ft) for stock and visitors unavailable in town centre units. Confirmed no detriment to Ramsey town centre given proximity and midweek operation.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
This approval relates to the change of use of the unit as proposed in the submitted documents and drawings 00540/1 and 00540/2 dated 14th March and those received on 22nd April 2008.
Parking and visibility splays
Prior to the operation of the auction house there must be submitted to and approved by the Planning Authority large-scale (1:20 or better) detailed drawings, showing the required 22 off road parking spaces required for the needs of the development and indicated the required visibility splays of 2.4 m × 36 m in both directions onto Gladstone Avenue can be achieved.
No advertisements without permission
No advertisement matter of any description shall be exhibited on these premises without the PRIOR written permission of the Planning Authority.
Auction days restriction
The holding of auctions within the building shall only take place on Thursdays and Fridays.
Snack bar hours
The proposed snack bar within the building may operate on Thursdays and Fridays only between the hours of 08:30hrs and 17:00hrs.
