Site
The site represents the residential curtilage of 34 Mines Road, Laxey, which is a two storey detached property, located on the western side of Mines Road.
Land Use Zoning
The site has been zoned under the Laxey and Lonan Local Plan as being within an area of predominately residential use, the site is within a Conservation Area.
Proposal
The application seeks approval for installation of replacement windows and door to the front and side elevation. The existing windows are proposed to be replaced with uPVC sliding sash windows, whilst the door to the side elevation, will be replaced in uPVC with the same design as existing.
Representations
The Authority has received no privately written representations objecting to the application.
Assessment / recommendation
As the site is within a Conservation Area, it is important that the replacement windows should have the appropriate design and style. In this case, the proposed sliding sash windows are in keeping with the existing property and with the existing street scene. It would be preferable if the replacements would be timber in material, however, uPVC is adequate. The proposed replacement uPVC door to the side elevation again would be acceptable, particularly as the door is to the side elevation and is not very apparent from the street scene.
For these reasons the proposal would be appropriate in this location and therefore my recommendation is for an approval.

This approval relates to the windows and door alterations as proposed in the submitted documents and drawing 00663/1 all received on 28th March 2008.
