Residential Design Guide 4.10 Dormer Extensions
Dormers problematic if overly prominent or causing overlooking, preferable pitched on traditional properties, acceptable on 1960/70s bungalows if subordinate and not ridge-height/wide. Officer applied to front (low, sloping, windowed to reduce mass) and rear (peaked but small bathroom window), noting local mix justifies despite rear prominence, conditioned glazing to mitigate overlooking.
