The Site
The site represents the residential curtilage of an existing dwelling which sits in a terrace of four on the western side of Victoria Road close to its northern end and junction with the A5 Douglas Road/Alexandra Road. The property is a two storey property which has aluminium windows in the traditional sliding sash format.
Planning Status
The site lies within a small area of Residential use on the Castletown Local Plan of 1991 and also within Castletown’s Conservation Area.
Planning History
The following two applications have been submitted in respect of this property:
- PA 88/0152 - extension to form new living room - approved on appeal and
- PA 02/1049 - erection of satellite dish to chimney stack - permitted.
The Proposal
Proposed here is the replacement of the existing aluminium windows in the front elevation with white-coloured plastic-framed sliding sash.

ASSESSMENT As the property lies within a Conservation Area, applications for development should preserve or enhance the appearance of the property as required by Planning Policy Statement 1/01 - Conservation of the Historic Environment. In this case, the existing windows are neither original nor appropriate in opening style or material for the Area. The proposed windows, whilst in plastic frames, replicate the original form of glazing and represent an improvement to the appearance of the property and will also enhance the appearance and character of the Conservation Area.
PARTY STATUS The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

C 2. This permission relates to the replacement of the existing windows in the front elevation with white coloured plastic-framed sliding sashes without subsidiary glazing bars, all as shown and described in the drawings and information received on 4th February, 2008.
