The Site
The site represents the residential curtilage of an existing terraced dwelling situated on the south western side of Arbory street between the town centre and The Crofts. The property has a frontage directly onto Arbory Street and a rear garden which stretches back to Farrant's Way. The rear elevation includes a lean-to ground floor single storey annex and a two storey pitched roof annex on the left hand side of the elevation.
Planning Status
The site lies within an area designated on the Castletown Local Plan of 1991 as Residential and within Castletown's Conservation Area.
Planning History
The following applications have been submitted in respect of this site: PA 94/0450 - approval in principle for the erection of a dwelling, conversion of workshop to dwelling and construction of garages - permitted PA 95/0232 - conversion from officers to dwelling - permitted PA 02/1641 - relocation of approved garage, rendering of rear elevation and installation of rooflight permitted PA 07/1072 - creation of gate and pedestrian access to rear of property - permitted
Proposed here is the replacement of the existing rear patio doors with side lights with similar without any glazing bars and framed in plastic.

Assessment
The property lies within the Conservation Area and as such any proposal for development should preserve or enhance the property and the Area as is required by Planning Policy Statement 1/01 and Strategic Plan Environment Policy 35. In this case the patio doors are not original.
There is a rear wall alongside Farrant's Way which prevents any clear view of the rear of the property and as such, the appearance of the doors is not an issue.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
