Assistant Conservation Officer'S Supplemenray Report

The property in question is located inn Queens Avenue which is within the Woodbourne Road Conservation Area. The proposed works have been considered in conjunction with the recommendations as outlined in Policy CA/2 in relation to Planning considerations in addition to Planning Circular 1/98. The preference of the Conservation Section being to retain/maintain the architectural character of the area.

It is noted that the existing timber sliding sashes appear to be in generally good condition and as such, refurbishment should be considered as opposed to the replacement of these windows with matching double glazed timber sliding sashes. These are preferable to other, none standard windows however. Given the location of this property and the fact that the rear of this property is not readily overlooked by members of the public, it is my considered opinion to recommend approval for the proposed window replacements.

Planning Officer'S Report

The application accords with Planning Circular 1/98. I do not see any reason to the application to be refuse and I therefore recommend that planning permission be granted subject to conditions.
