Site The site represents the residential curtilage of Sycamore Cottage, Glen Road, Laxey which is a two storey detached property. The site is located on the northern side of the Glen Road.

Land Use Zoning The site has been zoned under the Laxey and Lonan Local Plan as being within an area of "predominately residential use", the site is within a Conservation Area.

Planning History There are no previous planning applications which are considered relevant in the assessment and determination of this application.

Proposal The application seeks approval for the removal of porch and creation of a window. Representations

No objection The Authority has received no privately written representations objecting to the application. Assessment / recommendation The proposal is a very modest alteration, which will improve the appearance of the property and therefore be beneficial to the Conservation Area. For these reasons the proposal would be appropriate in this location and therefore my recommendation is for an approval.
