The application site is the residential curtilage of Ballacregga Farm, Lhen Road, Bride, which is located on the northern side of the Lhen Road and northwest of Bride Village.
Within the curtilage of the site consists a double garage/store. The site is very well screened from the highway due to significant trees and hedges which surround the site boundaries and run adjacent to the northern side of the Lhen Road.
The application site is within an area recognised as being an area of 'white land \& woodland' not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area; however the site is within an area zoned as High Landscape or Coastal Value and Scenic Significance.

PROPOSAL
The application proposes the conversion of existing garage / storage into ancillary guest tourist accommodation and erection of a conservatory / link to existing dwelling.

The Planning Authority has received no privately written representations objecting to the application.
The application forms into two parts, first is the proposed conservatory which links the dwelling to the existing detached garage. It is considered the proposed link would have no adverse impacts upon the visual appearance of the dwelling or up the surrounding locality due to the design, siting and size. The second aspect is the conversion of the existing detached garage into ancillary / tourist accommodation. The actual alterations to the garage are all minor and are acceptable. The principle is also acceptable, as long a condition is attached to any given approval which requires the proposed living accommodation is attached to the main dwelling house as a single dwelling.
I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status: Bride Parish Commissioners Department of Transport Highways Division

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
This approval relates to the conservatory extension and alterations to the garage as proposed in the submitted documents and drawings WL/07/1042/1, WL/07/1042/2B, WL/07/1042/3A and WL/07/1042/4A all received on 15th January 2008.
The proposed conversion of the existing garage to tourist/guest accommodation may be used only in association with the main dwelling house "Ballacregga Farm" and for purposes ancillary to the use of main dwelling house "Ballacregga Farm" as a single dwelling.
