Site The site represents the curtilage of Balleigh Cottage, Jurby Road, Lezayre, Ramsey, which is a two storey attached property, located on the northern side of the Jurby Road.
Land Use Zoning The application site is within an area recognised as being an area of 'woodland' not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area or within an area zoned as High Landscape or Coastal Value and Scenic Significance.
Planning History There are no previous planning applications which are considered relevant in the assessment and determination of this application.
Proposal
The application proposes the construction of a first floor extension over existing rear kitchen extension and installation of replacement windows.

Assessment / recommendation
The application forms into two parts, the first being the first floor extension which has been designed to be in keeping with the traditional appearance of the existing property which is a traditional Manx property. The size and design would therefore comply with Planning Circular 3/91. The second aspect is the replacement windows to the north, south and west elevations of the dwelling. These again would be acceptable, as the property is not within a Conservation Area nor is the building a Registered building.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2.
This approval relates to the extension and window alterations as proposed in the submitted documents and drawings SH07/135/1 and SH07/135/2 all received on 18th January 2008.

The external finishes of the extension must match those of the existing building in all respects.
