HIGHWAYS DEVELOPMENT CONTROL Planning Application Response
Date of Response: 18/02/2022 Date of Application: 12/01/2022 Application Reference: 21/01574/B Location / Address: Garlenda 23 Fairway Drive Ramsey Isle Of Man IM8 2BB Description: Widening of an existing vehicular access Highways Comments: The application would widen the existing access and provide an adjacent area of hardstanding for vehicular parking. The driveway widening would see the removal of a retaining wall of the front garden that will need to be reconstructed on the new edge of the driveway. The applicant has not provided visibility splays from the new access. However, the works proposed are for improvement and widening to an existing access rather than the creation of a new one, and the proposal would not cause any obstruction to the existing lines of sight. The new hardstanding parking area measures 3.2m in width and approximately 9.5m in length. This is more than sufficient for the parking of another vehicle, or a motorhome as stated in the planning statement. The alteration to the highway, in the form of extending an access and dropped crossing, will require a Section 109(A) Highway Agreement to be made post planning consent. The driveway falls back towards the dwelling meaning there is little chance of surface run-off water flowing onto the highway. The proposal raises no significant road safety or highway network efficiency issues. Accordingly, Highway Services Development Control raises no objection to the proposal subject to all access arrangements to accord to the document titled ‘Proposed Plans’. The Applicant is advised that a S109(A) Highway Agreement is needed after the grant of planning consent.
