The Site
The site defined in pink represents triangular site which is the curtilage of an existing cottage located on the eastern side of the Ballakillowey Road, to the north of the Ballakillowey estate. The property faces south with its gable close to and on the road. Defined in blue is land associated with the cottage but the vast majority is not within the residential curtilage.
Planning Status
The site lies within an area designated as an Area of High Landscape or Coastal Value and Scenic Significance on the Arbory and East Rushen Local Plan.
Planning History
Planning permission was granted recently for significant alterations and extensions together with the creation of a new access to the cottage under PA 07/1440.
The Proposal
Proposed now is an extension in a lean to form to the approved rear extension. The extension is modest - 2.1m to the width of the approved extension and finished to match the approved extension.
Representations
Department of Transport Highways and Traffic Division raise no objection to the proposal.
Assessment
The proposed extension adds only a modest amount to the overall floor area of the approved scheme and the form and appearance of the extension is sympathetic to the character of the property.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This permission relates to the extension shown in drawing AT 896.1 Rev 1 and -.2 Rev 1 and the location plan, all received on 5th December, 2007.

The external finishes of the extension must match those of the existing building in all respects.
