Recommended Conditions
Should the appointed Inspector be minded to recommend to the Minister that the application be approved, the Department would suggest that the following conditions and notes are attached to the approval notice:
C1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C2. This approval relates to the erection of a detached dwelling as shown by the plans and information 0703/PL01 B and 0703/PL02 submitted and date stamped 1st April 2008.
C3. The roof(s) must be finished in dark natural slate. C4. All windows shall be sliding sash with a 50:50 horizontal split and a vertical central glazing bar. C5. All roof lights must be “Conservation” type.
C6. Prior to the commencement of works, there must be submitted to the Planning Authority a drawing showing that a visibility splay of 2 metres by 54 metres can be achieved for the new access from the site. This must include a section detail of the boundary wall of the site.
C7. Prior to the occupation of the approved replacement dwelling, the existing dwelling must be demolished and all materials resulting from that demolition shall be removed from the site.
