The application is submitted to assess the principle of the redevelopment of the existing BallaQuiggin Farm complex, which currently consists of four separate residences which were created from a former farm and its outbuildings, and which have been completed in accordance with the previous approvals for this site. In addition to the four dwellings there is also a detached stable block situated to the South West of the residential dwellings.
The proposal seeks approval in principle for the demolition of the stable block and two of the dwellings which were created from former farm outbuildings, and their replacement with a larger single dwelling forming a courtyard development which cumulatively creates a large gentleman’s residence consisting of a large main house section, together with a swimming pool and gym area and four car garage which, taken in addition to the original farmhouse which forms staff accommodation, creates a private courtyard area. The existing detached farmhouse would be converted into guest accommodation and is situated some fifty metres to the South East of the main building.
It is proposed that the new residence would be approached via the existing driveway which would be re-surfaced and which connects to the highway some 300 metres away from the main house. It is also proposed that a grand entrance wall and gate complete with a small gate lodge be created at this location. The cumulative affect of the development, which would come complete with between twenty and fifty acres of land, depending on prospective purchasers requirements, would be the creation of a large private residence which is discreet in its location and access, the topography of the area making it extremely difficult to be viewed from any highway.
The application is submitted, being mindful of the Isle of Man Government Treasury policy for the attraction of high networth individuals, and the applicant would suggest that this site which currently has four residential units which have failed to attract buyers, would create an opportunity to create a substantial residence which would be attractive to such prospective individuals, and which would have minimal impact on the surrounding area.
