Site
The site represents the residential curtilage of Ivy Cottage, Lonan Church Road, Laxey, located on the western side of the Lonan Church Road.
Land Use Zoning
The site has been zoned under the Laxey and Lonan Local Plan as being within an area of predominately residential use, the site is not within a Conservation Area.
Proposal
The application proposes the erection of a two storey extension to south east elevation.

The Chief Fire Officer makes no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.
We have received no privately written representations objecting to the application.
Assessment / recommendation
The existing dwelling from a visual prospective has suffered in the past with the installation of a flat roofed conservatory. The proposal will result in the removal of this conservatory and replaced with a modest two storey extension, which would mirror the previously extension on the front elevation. This will result in the property having a more traditional appearance and more balanced. The proposal will also have no adverse impacts to the detriment of residential amenity of the surrounding neighbouring properties.
For these reasons the proposals would be appropriate in these locations and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the extension as proposed in the submitted documents and drawings 01, 02, 03 and 04 all received on 21st December 2007.

The external finishes of the extension must match those of the existing building in all respects.

The applicant is advised to consult the Fire Safety Department as the means of escape from the 1st floor is inherently unsafe.
