Environment Policy 1
EP1 protects the countryside (land outside settlements or not designated for development) for its own sake, permitting development only if there is overriding national need outweighing protection and no reasonable alternative. The officer assessed that the rear extension, subordinate to the main house and largely screened from public views, would not harm the character and quality of the landscape or adversely affect the countryside.
