Reserved matters time limit
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.

This permission relates to the plans and information 2382/1, 2382/2 and Photographs submitted and date stamped 24th December 2007.
Visibility splay
No development may occur within 2 metres of the road channel to ensure adequate visibility can be provided to/from the site.
Vehicle turning
A vehicle turning facility must be provided within the proposed development to allow all vehicles to egress the site in forward gear.
Car parking
The off street car parking provisions for the proposed development must comply with the Strategic Plan.
Affordable housing
Any subsequent reserved matters application relating to this approval in principle must include provision for 25% of the housing to be affordable housing. Such properties should comply with the Department of Local Government and the Environment's Guide to Public Sector Housing Standards Document.
