THE APPLICATION SITE AND PROPOSED DEVELOPMENT The application site comprises of a detached dwelling that is located on Grove Mount in Ramsey. The proposed development comprises of alterations and extensions to the dwelling and the widening of an existing vehicular access. PLANNING HISTORY
The application site has not been the subject of any previous planning applications that are considered specifically material to the assessment of this current planning application.
REPRESENTATIONS Ramsey Town Commissioners have no objections to the planning application. The Department of Transport Highways Division do not oppose the planning application. The Isle of Man Fire and Rescue Service recommend the installation of smoke detectors. PLANNING POLICY
In terms of strategic plan policy, although the Isle of Man Strategic Plan contains policies identifying general planning considerations that are applicable to the assessment of a planning application it is considered that there are no specific policies within the plan that are material to the assessment of this current planning application.
In terms of local plan policy, the application site is within an area recognised as being within predominantly residential use under the Ramsey Local Plan Order 1998. There are no policies with Planning Circular 2/99, the written statement that accompanies the local plan, considered specifically material to the assessment of this current planning application.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to drawing no.s 2100/1 and 2100/2 date stamped the 12th November 2007.
N 1. The applicant is advised that dropped kerbs will need to be installed in compliance with Manx Roads 2. The Network Operations Section of the Department of Transport should be contacted prior to carrying out any works within the highway, including the installation of dropped kerbs. Telephone 686665.
N 2. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.

It is considered that the overall level of development contained within the proposal is relatively modest and in keeping with the character of the dwelling. As such the proposal does not adversely affect public amenity, private amenity or highway safety.
