Officer's Report
The Site
The application site represents the curtilage of 7 Erin Way, Port Erin. The property is a bungalow located within an area of similar bungalows.
Planning Status
The application site is located within an area identified as being Residential Use by the Port Erin Local Plan (Planning Circular 12/90). The site is not within a Conservation Area.
Planning History
There are no previous applications considered relevant in the assessment and determination of this application.
Representations
The Department of Transport Highways Division does not object to this planning application.
Port Erin Commissioners deferred consideration of this application until 8th January 2008. No further response has been received.
The Isle of Man Fire and Rescue Service requests that a note relating to the installation of smoke detectors be attached to any subsequent approval.
We have received no privately written representations.
The Proposal
This application seeks approval for the erection of two dormer windows to the front elevation, one dormer to the rear elevation and the erection of a conservatory to the rear elevation. The dormer windows proposed to be installed on the front elevation would have pitched roofs whilst the rear dormer would have a flat roof design. The conservatory would have a pitched roof with a hipped end gable. The roof of the dwelling would be altered to allow the conservatory to be constructed onto the rear elevation.
Assessment
The estate is characterised by dwellings similar to the proposal property, with varying dormer types evident within the street scene. It is considered that the dormers proposed to be installed on the front elevation are of a suitable design that would be in-keeping with the existing building and surrounding properties. The property across the road is some 25 metres form the proposal property and as such overlooking is not considered to be an issue. The rear dormer would not be visible from the highway and would not cause any issues of overlooking.
The conservatory would be constructed close to the boundary with Number 5 Erin Way however that property has an attached flat roofed garage located between it and the proposal site. It is considered that this coupled with the existing boundary treatment would be sufficient to protect the amenities of Number 5 to an acceptable level.
Recommendation
It is recommended that this application be approved.

N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
