The Application Site And Proposed Development
The application site comprises the curtilage of a semi-detached dwelling that is located on Clybane Close in Braddan.
The proposed development comprises the erection of an extension above an existing garage to the side of the dwelling.
Planning History
Whilst the application site has been the subject of previous planning applications it is considered that none of these are specifically material to the assessment of this current planning application.
Representations
Braddan Parish Commissioners do not object to the planning application. Borough of Douglas do not object to the planning application. The Department of Transport Highways Division do not oppose the planning application. The Isle of Man Fire and Rescue Service recommend the installation of smoke detectors.

Assessment
The proposed extension is a relatively standard form of two-storey extension to a semi-detached dwelling. The impact of the proposal on the amenity of the surrounding area is quite limited.
It is recommended that the planning application be approved.
