Construction Design
2.2 The extension is to consist of a garage and utility to the ground floor and a master bedroom suite on the first floor. The roof is to have tiles, guttering and facia boards are to match the main house. The windows are to be white UPVC, with concrete cilis, and the walls are to be smooth render to match the main house. The step back for the extension is 780 mm to match the adjacent step in the terrace. 2.3 Due to the restricted with of the site it was not possible to leave a gap down the side of the house for rear access, so we propose to create a new entrance on to the existing lane. Building tight to the curtilage was made possible by the approval of DCI, Highways Division allowing the existing hedge to be removed and replaced with grass which allows for ease of construction and maintenance. 2.4 As the extension will result in the loss of one parking space, we have extended the existing concrete parking area to maintain the minimum 2 parking spaces. In the initial pre-application consultation, we did show the front completely changed to parking to allow for a third vehicle in future, when the children need one of their own but as this was not looked favourably on by the officer, we have omitted it for this application. 2.5 The extension to the parking area will be sloped towards a channel drain which will connect to the storm water system on site. 2.6 The extension has been designed to comply with the Residential Design Guide issued by DEFA.
