Planning Report And Recommendations {{table:207081}} PA 06/01530/B sought permission for alterations and extensions to the main dwelling to provide additional living accommodation and was permitted 24th November 2006. ### Representations Ballaugh Parish Commissioners indicate no objections to this proposal. The Department of Transport Highways Division does not oppose this application. We have received no privately written representations in relation to this application. ### The Proposal The description of development states that this proposal is for the relocation of a W.C from the approved utility (06/01530/B) to a new position within the adjoining workshop. This would require no external alterations to the building and as such would not require planning permission. The other aspects of the proposed development include the replacement of a single ground floor door with white uPVC double doors and the construction of a detached double garage to the east of the dwelling on the previously approved (06/01530/B) parking area. The garage would measure approximately 8 m by 6.5 m and would have a pitched roof with a ridge height of approximately 4.5 m and would be finished to match the existing dwelling. ### Assessment The alterations to replace the existing single door with double doors is considered to be a minor change which would have a visually neutral impact on the existing dwelling. The proposed double garage is of an acceptable scale and design consistent with the proposed use of parking vehicles. Its siting is close to the main cluster of buildings ensuring that it does not appear isolated or disjointed. Overall the development as proposed is considered to be acceptable and for these reasons it is recommended for approval. ### Party Status It is considered that the following parties, who submitted comments, accord with the requirements of Planning Circular 1/06 and are therefore, afforded interested party status: - Ballaugh Parish Commissioners - The Department of Transport Highways Division ### Recommendation Recommended Decision: Permitted Date of Recommendation: 19.10.2007

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the plans and drawings 05/2136/16, 05/2136/17, 05/2136/08, 05/2136/10, 05/2136/18 and 05/2136/19 submitted and date stamped 23rd August 2007.
C 3. The permitted double garage must be finished to match the existing dwelling in all respects.
C 4. The permitted double garage shall remain ancillary to the use and enjoyment of Cronkould House.
