Assistant Conservation Officer'S Supplementary Report
This property no longer retains its original timber sliding sash windows to the principal elevation, although similar in appearance, the current windows consist of top hung timber casements. Given that this property lies within an established Conservation Area and the neighbouring properties currently have timber sliding sashes, it is the preference of the Conservation Section to retain/maintain the architectural character of the area.
It is noted that the proposed replacement windows to the principal elevation are uPVC sliding sashes, complete with decorative detailing, which is an improvement on those currently fitted. Given the number of existing properties in the row with non original windows, the Conservation Section will not oppose the fitting of these uPVC sliding sashes.
The proposed replacement windows to the rear of the property are top hung casement windows also in uPVC. As these are not readily visible from the public domain and as such do no visually impact upon the surrounding area, there is no objection to their installation.
Given the reasons outlined above my recommendation with regards to the proposed replacement uPVC windows is for approval.

I consider the proposed windows would have positive impact on the character and appearance of the Conservation Area and would be an improvement to the existing windows. I therefore consider that planning permission be granted subject to conditions.
