The Application Site
The application site forms the curtilage of 11 Park Road, Ramsey. The site comprises of a two storey detached dwellings, located on the eastern side of Park Road.
Planning Policy
The application site is within an area of residential/office use under the Isle of Man Planning Scheme (Ramsey Local Plan) (No. 2) Order 1998, hereafter referred to as the Ramsey Local Plan. The site is not within a Conservation Area.
Proposal
The application proposes the window and door alterations to side and rear elevations.
Representations
We have received no privately written representations objecting to the application.
Assessment / Recommendation
The proposed rear window alteration to a French window would cause no adverse impacts to the detriment of residential amenity. The alterations to the side elevation involve replacing the existing window with a door and the existing door with a window. The new window would provide natural light for the store (not a habitable room) and the door would provide a secondary access. Neither will result in any adverse impacts to the residential amenity of the neighbouring property. For these reasons the proposal would seem appropriate in these locations and therefore my recommendation is for an approval.
