In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:

which was considered on 16th August 2007, for the reasons set out below.

Reason(S) For Refusal:
- Whilst the replacement of the dwelling accords with policy, it is considered that the proposal, by reason of its size and siting is contrary to Housing Policy 14 of the adopted Isle of Man Strategic Plan.
- The proposal does not represent the replacement of an existing dwelling of poor form with one of more traditional character, but rather the loss of a dwelling of some character with a large dwelling of pseudo traditional design and one which would have more visual impact, contrary to the provisions of Housing Policy 14.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
