The Site
The site represents the curtilage of a disused barn located at Little Ballabunt, Cooil Road, Braddan.
Planning Status
The site is located within an area identified by the Braddan Parish District Plan (Central) as 'Open Space (Agricultural)'.
Planning History
Planning application 06/02085/B sought permission to convert the barn in to a residential dwelling and make alterations to the existing vehicular access. This was permitted on the 19th March 2007.
The Proposal
This proposal seeks permission to make amendments to this approved application. The changes consist of the addition of two windows to the rear elevation and the siting of an oil tank.
Representations
The Department of Transport Highways Division and Braddan Parish Commissioners make no comment on this application.
Assessment
The additional windows proposed are to be located on the rear elevation, one at ground level and one at first floor level. These are the same size as two other proposed windows indicated on the approved application. They are relatively small and although they do not use existing window openings, they are of a size considered acceptable and will not undermine the structural integrity of the wall.
The proposed siting of an oil tank is to the south west elevation of the barn. It is considered that there is adequate screening in place to reduce any visual impact from the public highway and from the existing dwelling on the site.
Overall these amendments are considered to be of a relatively minor scale and as such will not significantly impact on public or private amenity.
Recommendation
It is recommended that this proposal be permitted.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This permission relates to the plans and information submitted as part of this application and date stamped 22nd May 2007.
C 3. All existing stonework must be retained as such and must not be rendered, painted or similarly treated.
C 4. Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no extensions, greenhouses, walls, gates, fences, garden sheds, summerhouses, flag poles, decking, garages, or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this approval.)
C 5. Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no external doors, roof lights or windows shall be replaced (other than those expressly authorised by this permission.)
C 6. The works proposed to the vehicular access must be completed prior to the occupation of the barn conversion hereby permitted.
