Officer's Report
THE APPLICATION SITE AND PROPOSED DEVELOPMENT The application site comprises the curtilage of a detached dwelling located on Scollag (Scholague) Road in Onchan. The proposed development comprises of the erection of a timber carport and the widening of the entrance driveway.
Planning History
Whilst the application site has been the subject of previous planning applications it is considered that none of these are specifically material to the assessment of this current planning application.
Representations
The Manx Electricity Authority request that the applicant contacts them prior to the commencement of development.
Planning Policy
Under the Onchan Local Plan the application site is located within a wider area of land that is designated as open space. As the application site contains an existing dwelling it is considered reasonable to view the property as a detached dwelling in the countryside.
Assessment
The proposed carport is considered to be domestic in appearance and in keeping with the application site. The proposed alteration to the entrance driveway is an improvement of the access and as such is viewed as acceptable.
It is recommended that the planning application be approved.
Party Status
It is considered that all parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status.
