THE APPLICATION SITE AND PROPOSED DEVELOPMENT
The application site comprises the curtilage of a mid-terraced dwelling located on Hawarden Avenue in Douglas.
The proposed development comprises of the installation of replacement uPVC windows and door in the rear outlet and elevation of the dwelling.

Whilst the application site has been the subject of a previous planning application this is not considered to be specifically material to the assessment of this current planning application.

The application site is within an area designated as predominantly residential use under the Douglas Local Plan. It is also within a Conservation Area.
ASSESSMENT
Given the location of the replacement windows and door the proposed development is considered unobjectionable.
It is recommended that the planning application be approved.
