In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 27 April 2007, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- This permission relates to the replacement of the existing house as shown and described in drawings reference 96/2177/02, /15, /16, /17, /18, /19 and /24 all received on 7th March, 2007 and /01 received on 12th March, 2007.
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- The roof(s) must be finished in natural slate or a high quality imitation slate which must be approved by the Planning Authority PRIOR to the commencement of works.
NOTE 1. There is a site of archaeological interest close to the house - a Bronze Age burial site. Whilst the works proposed do not affect it, the applicant is recommended to liaise with Manx national Heritage whilst excavation works are being undertaken to ensure it there are any items of interest, they are properly recorded.
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer’s report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
