The site is on 'white land' not zoned for development in a High Landscape or Coastal Value area, so Planning Circular 3/89 on renovation of countryside buildings was the key test.
Renovation of Buildings in the Countryside
Circular permits renovation of redundant countryside buildings that are registered/worthy, of architectural/historic/social interest, or contribute to countryside character if substantially intact and structurally capable. Officer assessed barn meets para 2 criteria, structurally sound per report, new openings sympathetic. Redundancy proven under para 3 as no agricultural use, domestic store only, unsuitable for modern farming.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This approval relates to the submitted documents and drawings 00459/1 and 292-01 all received on 9th March 2007.
Parking scheme
Prior to any works of the development, there must be submitted to and approved by the Planning Authority a scheme indicating the details of the proposed two off street parking provisions that are required to serve the needs of the development.
External finishes
The external finishes of the extension must match those of the existing building in all respects.
Roof materials
The roof(s) must be finished in dark natural slate.
Ancillary use
The conversion of the barn to guest or tourist accommodation may be used only in association with "Corvalley South" and for purposes ancillary to the use of "Corvalley South" as a single dwelling house.
