Site
The application site is Rose Cottage, Loop Road, West Craig, the property is located on the western side of the Loop Road which is access onto the western side of the A13 road.
Land Use Zoning
The site has been zoned under the Sulby Local Plan Order 1998 as being within an area of 'woodland'; the site is not within a Conservation Area or within an area of high landscape value or costal value and scenic significance.
Planning History
Change of use from residential to part bed & breakfast accommodation (92/00260/C) – approved
Conversion of existing garage/workshop into living accommodation and construction of new garage (91/00557/B) – approved
Extensions and alterations to provide additional living space and attached double garage (87/01317/B) – approved
Proposal
The application proposes alterations and erection of extensions to the northeast, southeast, southwest and northwest elevations.

Highways Division have no objection subject to the imposition of the following conditions:- Four no. off street parking spaces shall be provided within the curtilage of the dwelling.
The Chief Fire Officer makes no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.
The Planning Authority has not received any private representations objecting to the application.
Assessment / recommendation
The site is very well screened from the public highway due to the significant boundary treatment around the site (see photos). Due to this the proposed extension would not be seen. The extension themselves are modest in size and are in keeping with the existing dwelling.
Recommendation
For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents and drawings SM07/115/1, SM07/115/2 and SM07/115/3 all received on 9th March 2007.
C 3. In the interest of road safety four off street parking spaces shall be provided within the curtilage of the dwelling.
N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
