In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

which was considered on 9th July 2007, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
- This approval relates to drawing numbers 511/002 and 511/004 submitted as part of this application and date stamped 20th March 2007.
- Any application seeking approval of reserved matters must be accompanied by a dusk bat survey. The applicant is advised that bats are a protected species under the provisions of the 1990 Wildlife Act.
NOTE The applicant is advised to consult with the Manx Electricity Authority to determine the clearance required from the (overhead high tension line) or (the underground cable) which crosses the site.
NOTE For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
Guidance Note
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer’s report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
No development may be undertaken until such time as the relevant reserved matters have been approved by the Planning Authority.
