Site
The dwelling Broomville, Coburg Road, Ramsey is a two storey detached property which is located on the south-eastern side of Coburg Road.
Land Use Zoning
The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within a predominately residential use; the site is not within a Conservation Area.
Proposal
The application proposes the creation of a vehicular access, on site parking and erection of decking to the rear elvation.

Highways Division do not oppose subject to the following conditions:-
The front boundary wall and gate pillars shall be no more than 1 metre in height.
Dropped kerbs shall be provided at the junction of the new access and Coburg Road in accordance with Manx Roads 2.
NB: The application shall contact the Network Operations Section of the Department of Transport, Highways Division before carrying out any works within the public highway, including the installation of dropped kerbs. Tel. 686665.
The Disability Access Officer makes no comment on the merit of the proposed development but request that an informative note be attached to any approval decision notice.
We have received no privately written representations objecting to the application.
Assessment / recommendation
The proposed alterations will not cause any adverse impacts to the detriment of residential amenity to the neighbouring properties due to the boundary treatment which runs along the boundary shared with neighbouring property Fairmont. The alterations to the front elevation will have no adverse visual impact upon the street scene, as the proposal will retain part of the existing garden space, whilst providing much needed off road parking provisions which currently do not exist. For these reasons the proposal would seem appropriate in these locations and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents and drawings 06 0158/1 and 06 0158/2 all received on 21st March 2007.
