Subject: Planning Application in Principle – new dwellings on land adjacent to Wildwood House, Glen Auldyn, Lezayre
We write in support of a planning application in principle on behalf of our client Cedar Developments Ltd. It concerns a plot of land adjacent to the property known as Wildwood House (formerly called Bridge End), on which our client would like to apply for permission in principle to build 4 new dwellings.
The site was formerly part of the garden of Wildwood, but was divided from it when the house was sold some years ago. It was primarily a fruit garden and has numerous small fruit trees and some larger deciduous trees within it. There remain the bases and some superstructure of large greenhouses on the site as well as a low stone wall where the site changes level. It is on the whole a relatively flat site. Mature trees border the site along the river bank and to the rear is a steep wooded hillside rising up to the plantation at the hilltop.
In general Glen Auldyn has detached houses along both sides of the road as it winds its way up the valley. In the area in question, there are existing houses of varying designs and sizes (Wildwood, Glen Auldyn Lodge, Far End, Fernside, Springfield, Larch Lea) and the subject application is to effectively fill in the gap on the river side, using this vacant plot.
The proposed development would consist of three large executive 2-storey houses of approximately 2,520sq.ft floor area each set in 0.6-0.76 acres, with attached double garage, plus a single storey lodge of approximately 1,260sq.ft set in 0.7 acre site (including a stretch of riverbank garden). The latter plus two of the larger houses would share the same access from the highway, using an existing gateway modified to provide appropriate visibility splays. The houses would be across the river, accessed via a new bridge. The third 2-storey house would be accessed via a new dedicated bridge, again with appropriate visibility splays onto the highway.
The buildings themselves would be traditional in appearance with painted smooth render finish, pitched tiled roofs etc. in keeping with the surroundings.

In a meeting we had with Mr Chris Balmer, Planning Officer, regarding this site and the proposed development, he indicated that the area is not zoned for development and suggested a planning application in principle be made in the first instance.
We thank Mr Balmer for his time and advice, hence this application. While it is accepted that the Glen Auldyn valley is not zoned for development, we would suggest that the site in question could be considered for development as it was part of an existing dwelling's grounds earlier and has had buildings (greenhouses, sheds) on it before. The overall impact on the valley would be minimal and additional tree planting would be carried out as part of the works to increase screening from the road and neighbouring properties.
