In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:
Name: Elizabeth Clucas Charitable Trust Proposal: Renovations and erection of extension to dwelling and extend existing curtilage to enable vehicular access and parking at:
- Leodest Cottage
- Leodest Road
- Andreas
- Isle of Man
which was considered on 31st May 2007, subject to compliance with the conditions specified below.

Schedule Of Conditions:
- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to the submitted documents and drawings 4106-1, 4106-2, 4106-3, 4106-4, 4106-5, 4106-6 and 4106-7 all received on 6th February 2007.
- Prior to any works of the development, there must be submitted to and approved by the Planning Authority a scheme indicating the surfacing of the track and car parking area (hard landscaping).
- The roof(s) must be finished in dark natural slate.
- The existing stone wall which forms the boundary between the garden and the Leodest Road must be retained. For the avoidance of doubt this includes the existing stone pillars.
NOTE The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.

Please note that a copy of the Officer’s report which led to the decision, together with correspondence relative to the application, is available for inspection at the Department.
The proposed development must not be commenced until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
