THE SITE The application site represents a gated area providing access to the rear of 20 โ 22 Michael Street, Peel.
PLANNING STATUS The application site is located within Peel Conservation Area and an area zoned as Mixed Use in the Peel Local Plan.
PLANNING HISTORY There are no previous applications considered relevant to this application.
THE PROPOSAL The application proposes the replacement of wrought iron gates with a studded plywood structure, with dark varnish finish.
REPRESENTATIONS Peel Town Commissioners approve the application and the Department of Transport Highways Division advise of no objection.
ASSESSMENT
Additional information was requested from the applicant to ascertain the treatment of the open section of the structure and also a clear sectional detail of the architrave proposed. The plans submitted are poor, however it would appear that it is proposed to enclose the gated area with a plywood structure in dark stain. Such a structure is considered to be inappropriate within the Peel Conservation Area, by reason of its design and finish which would appear as far as is possible to judge, as a temporary hoarding.
Recommendation
It is recommended that the application be refused.

Insufficient details have been submitted to fully assess the application, however insofar as it is possible to assess the proposal, the gates by reason of their design, materials and method of construction would detract from the character and appearance of the Peel Conservation Area in which the site is located.
