In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mr D Conroy Proposal: Conversion of dwelling into five self contained apartments at: 120 Bucks Road, Douglas, Isle of Man, IM1 3AH which was considered on 23 April 2007, for the reasons set out below.

Reasons For Refusal:
- Whilst the conversion of the building to self-contained apartments is generally acceptable, flat two would have a poor environment by virtue of the very limited (if any) outlook from the basement bedroom and a view from the ground floor outlet out onto the rear lane and rear yard which is accessible by the other residents and used for bin storage.
NOTE 1. This refusal is without prejudice to the conversion of the building to four flats and where the basement and rear outlet on the ground floor are used for communal facilities for the residents of the building.
This decision was made by the Director of Planning and Building control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005
The decision contained in this notice does not become final until either;
- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
