The Site
The site represents the residential curtilage of an existing residential property located on the northern side of King Edward Road on the northern side of the Manx Electric Railway line. The dwelling is a detached single storey property.
Planning Status And Relevant Policies
The site lies within an area designated on the Onchan Local Plan adopted by Tynwald in 2006 as Residential.
Planning History
No planning applications have been submitted in respect of this site.
The Proposal
Proposed now is modification of the pedestrian access to the property. Presently pedestrian access passes right alongside the windows before reaching the porch and it is proposed to introduce a new path further from the dwelling from the drive and a new porch.
Assessment
The proposed works will not adversely affect the appearance of the property and will bring the property to within 0.5m of the property to the west (number 71) but for a relatively short length.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.
