The dwelling, 2 Ballaghaue Cottages, Andreas, is part of a pair of two storey semi-detached properties which are located on the eastern side of the B6 road and is east of Andreas Village.

The application site is within an area recognised as being an area of existing predominantly residential use, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, or within an area zoned High Landscape or Coastal Value and Scenic Significance.

Proposal
The application proposes the installation of four uPVC replacement windows and uPVC door to replace existing to front elevation. The proposed uPVC replacement windows will retain the existing design of existing with leaded diamond double glazed, whilst the replacement front door will have a solid style door with arched top glass panel with obscure glazing.

Assessment / Recommendation
The dwelling is not within Conservation Area, and the proposed windows will retain the appearance of the existing windows. For these reasons the proposal would be appropriate in this location and therefore my recommendation is for an approval.
