The Site
The site represents the residential curtilage of an existing dwelling situated on the western side of the Four Roads Road leading south from Four Roads towards Port St. Mary Railway Station. The property is an end of terraced property, two storey with two flat roofed rear annexes.
Planning Status
The site lies within an area designated on the Isle of Man Planning Scheme (Development Plan) Order 1982 as Residential and similarly so on the draft Port St. Mary Area Plan.
Planning History
No planning applications have been submitted in respect of this site.
The Proposal
Proposed here is retrospective permission for the replacement of the former windows with plastic-framed outward opening casements on the front and rear.
Assessment
The windows are the same as those in the adjacent property and others in the two terraces on each side of the road. The properties are not Registered nor within a Conservation Area and are not of sufficient merit in my view to warrant special consideration. The proposed windows are not
unsympathetic to the appearance of the property and follow the general appearance of what would have been the original sliding sash windows in the property.
Party Status
The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

The development hereby permitted shall commence before the expiration of four years from the date of this notice.

This permission relates to the retention of the windows which have been installed in the property as shown in the photographs reference MB02 and plans reference MB01 and MB03 all received on 19th January, 2007.
