Site
The dwelling Kionlough House, Kionlough Lane, Bride is a two storey detached dormer property, which is located on the western side of the Kionlough Lane, which is off the A10 road. The site is north of the Dog Mills.
Land Use Zoning / Policy
The application site is within an area recognised as being an area of white land not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, the site is however within an area zoned as high landscape value.
Proposal
The application proposes the installation of a flue. The proposed flue would have a diameter of 0.17 metres and would be installed on the eastern elevation of the dwelling.

We have received no privately written representations objecting to the application.
Assessment / recommendation
The proposal flue due to its proposed location on the eastern side of the dwelling (faces away from the highway) and due to the distance from the highway (approximately 90 metres), I consider the visual impact of the flue will not have a significant impact upon the countryside. For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.
I consider that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:
