Policy O/RES/P/21 of the Onchan Local Plan (Planning Circular 1/2000)
The policy states that extensions and alterations to existing residential property will generally not be opposed where appropriate in terms of scale, massing, design, appearance and impact on adjacent property. The officer assessed the single-storey rear extension against these criteria, finding it in keeping with the dwelling overall. Privacy impact on the adjacent property was tested via site visit observations of boundary screening, mitigated by a glazing condition, confirming compliance.
