Officer's Report
Planning approval is sought for the construction of a conservatory to the rear elevation of 30 Ashlar Drive, Union Mills, Braddan. The property is one of a pair of semi-detached dwellings situated on sloping ground, and an additional plan was requested to indicate the plinth required to overcome the difference in ground level.
Planning permission was recently refused at appeal for the erection of a conservatory on the rear elevation of the adjacent, but not adjoining property of 28 Ashlar Drive and an application is currently being considered by the Planning Authority to regularise the conservatory on site.
The proposal, by reason of the decrease in sloping ground level as the road leads to the west, would result in the proposal not adversely impacting on the amenity of neighbouring occupiers through overlooking or the conservatory being overly dominant. The application is considered to be acceptable.
Braddan Commissioners advise of no objection and the Department of Transport Drainage Division advise of no objection subject to condition.
It is considered that Braddan Commissioners and the Department of Transport Drainage Division accord with the requirements of Planning Circular 1/06, and are therefore afforded Interested Party Status.
