Officer's Report
Site
The dwelling Ballachrink Farmhouse, Bride Road, Bride is a two storey detached dormer property, which is located on the western side of the A10 road, and is south of Bride Village.
The boundary treatment along the eastern, southern and western boundaries consists of a 2 metre high wall or hedgerow. Adjacent to the site to the west, consists of a number of large sheds and barns.
Land Use Zoning / Policy
The application site is within an area recognised as being an area of woodland, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area; however the site is within an area zoned as high landscape value.
Proposal
The application proposes to demolish existing extension and erection of a two storey replacement extension to side elevation.
Representations
Highways Division do not object:- The site provides satisfactory parking facilities to provide for the proposed extension.
Bride Parish Commissioners:- Approved
Chief Fire Officer:- Smoke Detection
We have received no privately written representations objecting to the application.
Assessment / recommendation
Consideration needs to be taken to ensure the proposed development would not cause an adverse visual impact to the detriment of surrounding countryside. The proposed extension will certainly improve the appearance of the existing property and would not have an adverse impact upon the countryside, due to, the design, size, height and the significant boundary treatment surrounding the site.
For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents and drawings 03, 04, 05, 06, 07, 08 and 09 all received on 3rd November 2006.
N 1. The Chief Fire Officer recommends the installation of mains wired interconnected domestic smoke detection.
