Site
The dwelling Rheast Mooar House, Andreas Road, Ramsey, is a large two storey detached property, which is located on a corner plot with Andreas Road to the west and Rheast Mooar Lane to the south.
The southern boundary of the site consists of a 2 metre high hedge row and a number of large mature trees. The eastern boundary comprises of a 1 meter high brick wall with a 1 metre high timber fence on top.
Land Use Zoning
The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within a predominately residential use; the site is not within a Conservation Area.
Planning History
Installation of UPVC doors, sliding sash windows to front elevation and casement windows to side and rear elevations to replace existing (06/01652/B) - approved
Erection of a replacement conservatory to side elevation (06/01638/B) - approved
Proposal
The application proposes to increase height of existing boundary wall and installation of new gate.

The Ramsey Commissioners have considered the application and have no objection.

Assessment / recommendation
The property is not a Registered Building nor in a Conservation Area. The proposals will not have detriment to the appearance of the street scene or that of the property itself. For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the submitted documents and drawings 01 and 03 all received on 2nd October 2006.
N 1. The applicant is advised that there are Underground Cables/Overhead Lines present in the area indicated in the planning application. Please contact Anthony Kinrade or Ian Horsey, Operations and Maintenance Department, Network Services, Manx Electricity Authority, (Tel. 687705) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.
The applicant is also advised to contact the M.E.A. for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 and GS6.
