Officer's Report
Approval is sought to construct a garage over an existing parking area at 36 Cronk, Grianagh Estate, Braddan. The proposal is considered to be acceptable within the streetscene, however, Braddan
Parish Commissioners, whilst not objecting to the proposal consider the development to be unneighbourly. The garage would be constructed adjacent to an existing parking area which appears to be within the cartilage of the adjacent property. A full size parking area would remain, and the garage would not appear overbearing or prejudice the use of this parking space. It is considered that the proposal would not adversely affect the residential amenity of occupiers of adjacent dwellings.
It is considered that all parties, who submitted comments, with the exception of the following:

accord with the requirements of Planning Circular 1/06 and are therefore afforded interested party status.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the plans and information submitted as part of this application and date stamped 9th October 2006.
C 3. There must be no discharge of surface water to the main foul sewer.
N 1. Dropped kerbs shall be installed at the new access with the highway.
The applicant must obtain approval from the Network Operations Section of DOT Highways before carrying out any work within the highway, including installation of Dropped Kerbs. Telephone: 686665.
N 2. The applicant is advised that there are Underground Cables/Overhead Lines present in the area indicated in the planning application. Please contact Anthony Kinrade or Ian Horsey, Operations and Maintenance Department, Network Services, Manx Electricity Authority, (Tel. 687705) to discuss working practices around Cables and Overhead Lines which may be required to be diverted before any work can be carried out on site.
The applicant is also advised to contact the Manx Electricity Authority for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 and GS6.
