The Application Site
The site Old Chapel, Glen Auldyn, Ramsey, is located on the eastern side of the Glen Auldyn Road.
Planning Policy
The application site is within an area recognised as being residential use, under the Isle of Man Planning Scheme (Ramsey Local Plan) (No. 2) Order 1998, hereafter referred to as the Ramsey Local Plan. The site is not within a Conservation Area; however it is within a area of high landscape value.
Proposal
The application proposes Alterations, installation of roof lights and creation of a gable window. There would be a total of two conservation style roof lights within the front elevation of the roof, whilst the gable end arced window will be located within the northeast elation.

Material Planning matters which need to be considered regarding this application include:-

Privacy issues
I do have some concerns relating to the proposed gabled end window, due to the proximity with Fuchsia Cottage, particularly to the garden area. The boundary treatment along the southern boundary of the garden of Fuchsia Cottage consists of a 1.8 metre high wall and a 1.8 metre high hedge, and therefore does not act as an adequate screening in this case. However, the property Fuchsia Cottage is located approximately 20 metres east of the Old Chapel. And consequently I am of the opinion that overlooking into the property will not occur, I also believe the area of the garden that some overlooking will occur is the rear part of the garden only and not the area near to the Fuchsia Cottage, which will have a greater usage (patio etc).
For these reasons the proposals would seem appropriate in these locations and therefore my recommendation is for an approval.
