The Application Site
The site Ballacregga Farm, Peel Road, Kirk Michael is a two storey detached property, located on the southern side of Peel Road and south of Kirk Michael Village.
Planning Policy
The application site is within an area recognised as being an area of white land not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, however is within an area zoned has high landscape value.
Proposal
The application proposes the erection of a breakfast room extension to side elevation. The extension projects 4.4 metres from the southwest elevation (study/kitchen) of the existing dwelling but only projects 0.9 metres past the gable end wall (lounge). The proposal would have a width of 7.1 metres and a maximum height of 3.6 metres.

We have received no privately written representations objecting to the application.
Assessment / Recommendation
The proposed extension has a traditional design and would be in keeping with the existing farm house (dwelling). The extension acts more as an infill development due to the gable end elevation (southwest elevation) and therefore would be less visible to the surrounding area.
For these reasons the proposal would seem appropriate in this location and therefore my recommendation is for an approval.
