Site
The property 23 West Quay, Ramsey, is part of a row of three and two storey terraced properties which are located on the southern side of the West Quay.
Land Use Zoning
The property has been zoned under the Ramsey Local Plan Order 1998 as being within an area of mixed use (town centre); the site is not within a Conservation Area.
Planning History
Alterations to store and yard and replacement conservatory extension to rear elevation (05/00779/B) โ approved.
Proposal
The application proposes the conversion of dwelling into office accommodation. The most noticeable alteration to the property is the removal of the existing roller shutter door and replaced with a white uPVC framed, double glazed entrance door and side screens.

The Ramsey Commissioners:- No objection
Highways Division do not oppose subject to the imposition of the following conditions:- The traffic regulation order is removed from the frontage of the building. Town centre location.
Chief Fire Officer:- Advise the applicant to consult with the Fire Safety Department in order to discuss the general fire safety requirements contained within this application.
IOM Water Authority:- For a change in the supply to a premises (domestic or commercial) the applicant should contact the IoMWA Byelaws Inspector (Michael Karran), tel. 69 59 57
We have received no privately written representations objecting to the application.
Assessment / recommendation
As the property has been zoned within an area of mixed use (town centre) the proposed use of the building for an office would be acceptable. The replacement of the shutter door with a uPVC frames and doors will certain improve the appearance of the property and that of the street scene along the West Quay.
For the reasons above the proposal would seem appropriate in this locations and therefore my recommendation is for an approval.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
